A 4 Million Euro First Class A Apartment Building to be Built on the Edge of Kuressaare Castle Park
On the edge of Kuressaare's old town and the famous castle park, a unique A-energy class residential building is being erected, with construction on the 18-apartment project worth nearly 4 million euros beginning this autumn.
The new A-energy class residential building Tolli7 will have three floors and an elevator, with spacious apartments equipped with large balconies and terraces. "The current 60s-era office building in the same location does not relate in any way to the historical architecture of the surrounding area. Now, in place of this massive Soviet-era building, we are creating an environment that more resembles the cityscape of the early years of the Estonian Republic," explains T7 Arendus development director Mart Tammoja, adding that the redesign of the building has primarily been driven by a desire to revive the environmental and aesthetic value of the former town square.
According to Christie's International Real Estate broker Helen Tallermo, in the context of Saaremaa, this is a unique project in terms of its modernity and location. "Initially, we believed that investment interest would come primarily from those who value vacationing on Saaremaa or are even from there, but among the first transactions there are already several islanders who want to establish a permanent home there," says Tallermo.
Tolli 7 is located a short walk away from Kuressaare city park, the beach, and downtown cafes and restaurants. The building is situated in a historically important location for the city of Kuressaare – a more than hundred-year-old well house in front of the building marks the location of Kuressaare's first town square and marketplace. In the new solution, the current large volume is divided into smaller buildings, whose exterior finish blends with the historical wooden and stone buildings of the adjacent quarter. Parking spaces with electric vehicle charging capacity will be created in the enclosed courtyard, and additionally, an electric car charger is also planned for parking spaces in front of the building.
