9 Reasons Why Your Real Estate Listing Isn't Getting Inquiries

Does this situation sound familiar to you: a property for sale is carefully photographed, the listing is written up, and posted on appropriate portals, but what's missing are inquiries? If it seems to you that you've done everything correctly, then let's review together whether you really have? Perhaps you just need to make a few small changes, and inquiries will start coming in like mushrooms after rain.

The listing has poor quality photos

Let's be honest, everything starts with photos. When a person searching for a new home scrolls through listings, they don't read all the descriptions, but they always look at the first photo of the listing. If it's not very appetizing, they quickly move on, because their goal is to find the right one – the most beautiful and comfortable home on earth.

If photos are the weak point of your listing, our recommendation is to take a photography course. It's an investment because, first of all, it will help you take better photos and, secondly, it will increase your value as a real estate agent.

There are too few photos

One more recommendation regarding real estate listing photos: it may happen that you have very good photos, but you know that two or three photos, one of which shows the house facade, is not enough. This way an interested party can't get a picture of the object and… Right! They move on to the next listing.

For the first photo, we recommend choosing a facade photo for a house and the most beautiful room for an apartment.

When the season changes, take new photos. Don't post winter photos in summer. This gives the impression that the property has been for sale for a very long time and consequently something is wrong with it.

The advertising slogan doesn't work

The next thing that catches a real estate buyer's eye is the advertising slogan. If it's meaningless or, worse, outright bad, then it won't bring inquiries to your listing. Look at the advertising texts of other similar listings and think about how your listing's advertising slogan could stand out from them and catch the eye.

Just as it's important to make changes according to the season with photos, you should also periodically review your advertising slogan. A Christmas offer in the middle of July?

The listing contains too little information

Nobody can go through all listings, that's why real estate portals offer the ability to filter out interesting objects. On our portal, for example, there's a very detailed filter system and that's why our clients value us.

Get to know them and set all the necessary criteria in your listing so that your listing appears in searches the way you want.

The price is not right

They say that everything has a buyer, it's just a matter of price. And actually, that's true. If the price doesn't match the condition of the apartment or house, location, or some other criterion, then it's hard to get inquiries. If the property owner has set an unrealistic price, try to explain to them that the longer the listing hangs up, the lower the probability that any inquiries will come at all.

The price should be set based on what similar apartments or houses have actually been sold for, and surely you know such information very well, don't you?

The apartment or house is messy and unkempt

Perhaps the home in the photos is very messy and unkempt? If so, then no professional photographer can help – those photos simply won't be appealing and won't invite anyone to click the inquiry button. Real estate photography is an art in itself, which includes hiding all personal items and clearing surfaces. Ask the owner to put away unnecessary things during photography and leave only vases with flowers or similar items on the photo that make the space cozy and homey.

The description is meaningless

Real estate is the same kind of product as any other, and its sales listing must be ap-peal-ing! Highlight the object's best features and make them so appetizing that everyone wants to click the inquiry button, not just those looking for a home or investment object. At the same time, you must remain completely honest, don't imagine properties for the apartment or house that it doesn't have.

Write the listing with a little twist, for example, that brings a smile to the reader's face and that they're happy to share on social media as well. If necessary, use the help of professional writers.

Are you selling or waiting for a buyer?

If you posted a listing and thought that everything is done now, then actually the sale is just beginning now. Share your listing in various Facebook groups and elsewhere where you can assume potential home buyers visit.

Keep your listing fresh

If the listing has been up for about a month, it needs a small refresh. Change the first photo, update the text, refresh the criteria.

Also use premium services that help bring the listing to the front. With updated information, it's very good advertising for your property for a couple of days. Similarly, services like new price and date update improve visibility and bring new contacts.
