LOCATION
In the last decade, the idea of the so-called 15-minute city has become popular among urban planners. Providing all the services necessary for life close to a person's place of residence, or at least having good enough transportation options, reduces the need for a car. Welcome to Viljandi!
For investors, Villa Doll is a good investment. The location in the city center allows the apartment to be rented out both short-term and long-term. It is also a unique property that makes sense to purchase in any market situation. Viljandi is constantly developing, where it is worth owning something very special. This is your best decision.

ARCHITECTURE OF THE BUILDING
Characteristic of the era, the villa was designed based on Art Nouveau trends. The three-story brick, plastered building is covered with a high red stone gable roof, which is embellished with semi-arched windows. On the west side, two stylized heavy columns and a protruding balcony supported by corner pillars protrude from the main volume. The facades are highlighted by narrow elongated windows of special shapes and differently grouped. The vaulted canopy in front of the main entrance is supported by a corner column with a stylized Ionic capital – a motif that we encounter elsewhere in the villa architecture of Viljandi at that time.
HISTORY OF THE BUILDING
In 1908, construction began on C.R. Jakobson Street for the son of Rev. Westrén-Doll, who worked in Moscow. Villa Doll was completed in 1909/1910. There is no specific information about the author of the project, the building has been attributed to several architects. Therefore, the question of the authorship of the building remains open, but it is obviously a balanced and well-thought-out creation of a talented architect. The original plan has been changed several times to date. Valuable interior details have been preserved – Art Nouveau tiled stoves, fragments of stair railings, etc. During the first period of independence of the Republic of Estonia, the building housed the headquarters of the 5th Artillery Group, the 4th Division and the Pärnu-Viljandi Military District. During the Soviet occupation, the building housed the armed forces of the USSR. The building was taken under state protection as a building monument of local importance in 1993. Before that, the building’s belonging to the military prevented it from being taken under protection. The building was also used for a short time as the headquarters of the Sakala District of the Estonian Defence League.
The villa is magnificent and the work done is of high quality.
