A Multifunctional Iru Business Center is Being Built on the Edge of Tallinn in Iru

Poolsaare Ärimaja and Mapri Ehitus signed a contract for the construction of Iru Business House. The A-energy class business building rising at the recently renovated intersection of Vana-Narva street and Saha-Loo road will be completed in the summer of 2024. The investment is approximately 4 million euros.

Iru Business House has a closed net floor area of 4,312 m2, with a total of 11 representative business spaces in the building – 2 large retail spaces and 9 stockoffice type business spaces. One of the anchor tenants of Iru Business House is AS Würth, whose representative office will occupy one of the largest retail spaces.

This is a promising and rapidly developing area, with several new logistics, warehouse and production buildings in the surroundings, and an industrial park being developed towards Maardu. The traffic density at the Vana-Narva road and Saha-Loo road intersection is currently 11,000 cars per day, which will increase significantly thanks to infrastructure development and road network reconstruction.

"The value of Iru Business House is its good location at a junction of high-traffic roads. From here there is quick access to the St. Petersburg road and Tallinn ring road, to Maardu and Muuga port, and via Lasnamäe to Tallinn and of course to the Pirita, Merivälja and Viimsi areas," explains Poolsaare Ärimaja director Tarmo Küla.

He adds: "We are looking for tenants for Iru Business House who value a new attractive location, a representative business building with large glass facades located right at the intersection will certainly not go unnoticed by potential customers in traffic. And of course – those who consider the multifunctionality of a business building important and want to bring their representative and business spaces together with a warehouse in a modern environment with low overhead costs. No less important is the fact that convenient parking is being created in front of the building and there is good public transport connection, with a bus stop in front of the building."

Mapri Ehitus CEO Tarmo Roos sees a trend where retail and business space developers are looking towards the outskirts of Tallinn. "City center traffic congestion and the possibility of working from home for some jobs have made people want to buy goods and services as close as possible to home or even to the workplace. There is a desire to save significantly both time and transportation costs. "We have built Tabasalu Center, currently we are building Kurna Park – these are just a few examples of retail looking for locations outside the city center," adds Roos. Mapri Ehitus was selected as a cooperation partner from among five construction companies.

Construction of Iru Business House begins on June 1, 2023 and future tenants will be able to move in in the summer of 2024.
