ABOUT THE BUILDING Reterra is building a 12-storey office building with carefully planned landscaping, multiple rest areas, a promenade and abundant green space in the quarter, located on the Merimetsa Road and Paldiski Avenue side and in the interior courtyard. The building's location ensures excellent visibility and access from one of Tallinn's most important intersections, the Hippodrome crossroads.
In the office building, office space sizes on one floor range from 200-1900 m², with a total rentable business space of 13,000 m². The 1st floor of the building is planned for food and retail concepts, with higher floors for office and service spaces. Smaller spaces of 40-200 m² can be found on the 1st floor of the Merimetsa Road 6 residential building.
All rooms have large, light-filled windows, and many spaces also have private terraces. The higher floors offer excellent views of both the city and the sea. Space solutions and layouts can be adapted to the tenant's needs at this phase. The office towers are served by a total of 6 elevators, ensuring fast internal traffic even during peak hours. The Hippodrome quarter is Estonia's largest development project in recent years, involving the construction of approximately 1100 apartments and over 130,000 m² of business space. When completed, the quarter is expected to attract approximately 13,000 people. Ventilation uses mechanical supply and exhaust devices with rotary heat recovery, equipped with reheat and cooling coils.
PARKING Parking is located underground, accessed from Estonia's first underground two-roundabout intersection road to be built next to it. The surface area has temporary parking spaces for cargo loading and convenient access for couriers.
COMPLETION Construction is planned to begin in the second half of 2026 and completion in 2028. The buildings will be constructed by the renowned construction company Mapri Ehitus.
